Sovereign Court, Macclesfield

Pre-construction and Main Contracting development of a five-storey office-to-residential conversion in Macclesfield town centre, creating 30 apartments within an existing pre-stressed concrete building.

Scribe progressed the project through detailed surveys and intrusive investigations to verify the existing structure and inform the design, including constraints around penetrations, cores and existing risers. The developed scope included full MEP replacement, a new lift, fire and Building Regulations compliance, new utilities and contractor-designed elements.

The project also required careful planning around a constrained town-centre site, including restricted access, neighbouring property interfaces, delivery limitations and traffic management on a one-way street. Scribe developed the design, procurement strategy, commercial position and 50-week programme to a fixed-price, contract-ready stage.

The design was also developed to establish a repeatable quality and brand standard for potential future rollout.
